David Chu "SOLD" my parent’s house in South Los Angeles in 60 days!! If you are reading these reviews you are probably in the same situation I was. Who is this agent and should I hire him? If you are like me I usually don’t rely on "on line reviews", but here I am writing the same thing that most of these people have already stated. Well believe it or not David Chu is the SUPERMAN of real estate. He is professional, experienced and honest. He worked hard to sell my parent’s house as quickly as possible and from the time the house listed to the close of escrow it was done in "YES 60" days. So if you find yourself in need of a Real Estate agent I highly recommend David Chu.

David and Yasuko were great. They are very 'public friendly' sorts, the type you could never get mad at, and I strongly believe that works your favor when, and if, negotiations get tough. After the passing of my mom, my sister and I interviewed about 6 realtors to sell the family home, all recommended, and all eminently qualified and experienced, but we chose David and Yasuko because they seemed exceptionally competent, and friendly. And they were. We could tell they were smart and most likely to think on their feet. Not only that, but they were meticulous on the details, honest beyond my standards (which are pretty high, but not on their level), and knowledgeable. There were some problems during escrow, due to problems with some of the repairs I had done, but David had a solution without skipping a beat, and had recommendations for trade people that were solid. That was experience. His recommendations were always solid, and the results of our efforts (the price we got), was beyond my expectations, by a lot. My wife and I were flipping homes for the better part of a decade at one point and we've done many real estate deals, although none in that part of the city. We did so with the help of some great brokers and agents, so I know the routine, and I can say with some confidence that David and Yasuko are outstanding realtors. Oh, and David is a broker, so he doesn't have to check with anyone for anything, he IS the go to guy. Yasuko arranged the staging of the home, which I think was done very tastefully, and I am certain we got more than our money's worth from that effort. If someone were to force me to find a fault with them, I'd say it was the fact that David's fingers hit the phone the second after they hit the send button. I would receive documents to sign on my computer or phone, and an instant later, he was calling me to tell me that, and let me know he's there in case I had any questions. DAVID, I know you're there for me! And I know that if you hire him, he'll be there for you. Super nice people, and pleasure to do business with.

Selling our parents' home was an extremely difficult undertaking, especially since my family did not live in the area. All the good things about David in the other reviews are true. When it comes to buying a home, I prefer working with best of the best, and he did not disappoint! He was quick in identifying potential issues with properties which saved us headaches down the road. It's true, he would tell you not to make offers on these houses. Also, I think just having his name on my offer helped because he is so well-known and experienced that the seller's agent knows you are serious. He was also willing to negotiate with the seller even though that means less commission. I would not recommend anyone but David!

When you hire David and Yasuko Chu, you're not just hiring a real estate agent - you're hiring an insurmountable wealth of knowledge, experience, and wisdom. My wife and I began searching for our first home at the end of June. We contacted David and Yasuko shortly after, which we then had our first meeting at their office. David greeted us and patiently sat down with us for the next 30-45 minutes - not just to hear what our home needs were, but also to get to know us as people. As we described what short of home we were looking for, David assured us that he would do his best to find us a property in our prioritized locations. In the meantime, we had been searching on our own for homes that we liked, and would send them to David to get his opinion. With each property listing we inquired his opinion on, he was always willing to either show us the property if he approved, or let us know why he would not recommend the property to us. After seeing about 5-6 properties, we went to see a home on a Friday evening and decided to place an offer on the home. David had done extensive research over the weekend on the previous sales in the area, and also on the current state of the market. By Monday morning, he had given us a suggested price range of where our offer should land. After much discussion, we decided it was best to follow with David's suggestion and place our offer within the suggested frame. David made sure that we felt good about making the offer multiple times, which I really appreciated. Buying a home is such a large investment, possibly the largest of a lifetime. His words were, "at the end of the day, I want you guys to feel good about this decision before moving forward. If you don't feel good, I don't recommend you move forward. We will be able to find another property for you". Those words were not just comforting, but also extremely supportive! After placing the offer, and waiting about 6 days, David called us to let us know our offer was accepted! We were in shock! We attribute our offer being accepted to David's diligence and hard work, as well as his recommendations and suggestions. Throughout escrow, David walked us through each document, answered questions, and was always available for us, sometimes as late as 11pm! He also raised concerns when he saw red flags in the transaction, and told us potential pros and cons to each decision we had to make. He always had our best interest in mind, and was truly the best advocate we could ask for. He fought hard for us, and was able to get us some credit back on our purchase for things that needed to be repaired. He made sure all our documents were signed in the correct order, and on time. Escrow moved fast, but David was always faster. He never wanted us to sign any papers from anyone without conferring with him first, and we're so glad we didn't! There were times where we could have signed papers without conferring him, but since we did we felt so much more confident in the process. We closed escrow recently, and couldn't be happier with our first home. We hope to be able to work with David and Yasuko Chu again in the near future for more property. They're not just real estate agents, but advocates looking out for your best interest. We can't thank you enough, Mr. & Mrs. Chu!

If there were a 6-star rating, I would give David and Yasuko the 6-star rating. I truly recommend David and Yasuko! With David’s help we bought a house we are very happy about. Before we approached David, we knew he has had a very good track record and we felt we could count on his knowledge, resources and professionalism. It turned out David far more exceeded our expectation. David took time explaining to us the different contingencies and their ramifications. He also listened to our house search criteria and helped us narrow down the city and neighborhoods. We trusted David from the get-go guiding us through the house search process. He knows the area so well that he recommended candidly which houses to avoid and which houses we should go after. He also walked the prospective houses very carefully and gave feedback promptly. All the contracts, amendments and related documents were overwhelming to us, but David did an excellent job assisting us to maneuver through all of them, patiently answering our questions, organizing the documents for us, pointing out the important aspects, and looking for potential pitfall in the languages. This is where experience comes in – during one deal, David found some fishy language in the escrow document and the seller was not cooperative; we decided to terminate the contract to avoid potential financial obligation. David also referred us to a mortgage banker that he has a long working relationship with before we started to submit offers. By working with this mortgage banker, we were able to remove loan contingency on all of our offers, which was a huge advantage. For sure, the mortgage banker whom David recommended delivered, providing great service, securing our loan promptly and locking a good interest rate. We strongly feel David genuinely cares about his clients, and not just push to get deals done. Throughout the 9-months search, David was very patient even though we were frustrated sometimes. David was honest to voice his opposing opinion because he wanted us to think of all aspects so we would buy a house we will be happy about and not just rush through it. David’s professionalism is truly impressive. He only not represented us well to the sellers, but also worked so diligently to move things forward. There were numerous late nights that he talked to us on the phone and prepared the documents for us to sign. He even worked with us and the seller’s agent when he was on an overseas vacation. If I were to sum up our experience with David, I would say that if you are working with David, you know you are in good hands! We can’t thank you enough, David and Yasuko!
